Real Estate Services Provided:

• Review all documents for accuracy and completion for the purpose of Compliance, according to your office policies and the Real Estate Commission.
• Email a copy of the fully executed contract and supporting documents to the client, lender and title company/attorney, as required. We keep you on each email, so that you know what is going on with your deals step-by-step. We not only email all parties which is great record keeping, we also keep in contact with all parties by phone & email. Making the lines of communication open at all times. This also provides a more personal relationship with all clients.
• Verify loan pre-qualification/pre-approval with lender and keep up with the lender through the process to make sure that we are on track for closing and that the client is keeping up with their duties
• We will get in contact with your client within hours of receiving the contract to provide a clear understanding of the contractual process.
• Organize and schedule the inspections, as well as the delivery of the earnest money.
• Manage all contingencies and deadlines for follow-up with all parties to the contract.
• Coordinate all required municipal/gas/fire/back flow inspections and collect condo documents and certificate requirements.
• Verify buyer is getting all documentation to the lender and that the lender expects no delays on all loan contingencies.
• Home warranty ordered, where applicable.
• Verify Title Company has ordered the title commitment and survey, if required.
• Negotiate the Inspections with all parties to resolve.
• Help to facilitate repairs as a result of the Inspection Notice resolution and collect receipt and lien waiver to distribute to all necessary parties.
• Oversee the timely satisfaction of all contractual contingencies.
• Maintain contact with the lender to ensure financial contingencies are met, including the verification that the appraisal has been ordered, then completed.
• Be available to all stakeholders by phone/email/text throughout the transaction.
• Work to resolve miscellaneous details as required.
• Liaise with co-op agent regarding progress of repairs/municipal inspections, etc. Follow up on completion of work required by the contract and organize the delivery of receipts and lien waivers as necessary.
• Update all parties as needed.
• Organize utility resource for buyer and seller utility connections and disconnections.
• Schedule closing with Title Company.
• Organize and schedule the final walk through.
• Review the settlement statement prior to closing to verify accuracy and forward to client for review.
• Submit the fully compliant file to your office for approval.
• Any necessary follow ups with all parties during and after closing.
• Can also provide Notary Services.
